Facilities Management
Knight Frank Management Ireland advises on and provides Facilities Management services to all types of commercial property. This includes offices, retail units and portfolios, shopping centres and mixed use schemes. We act for clients who occupy property, seeking to provide rigorous and transparent Facilities Management services to support their business.
Facilities Management (FM) is the process by which the physical premises and services required to support an organisation’s business activity are maintained to agreed service levels, in line with all statutory requirements such as Health, Safety & Welfare and the Environment at a cost appropriate to the corporate image and property requirements.
Knight Frank Management’s practice of FM demonstrates clear understanding of the need for costs to be closely managed and controlled in respect of the non-core activities of the business. We fully appreciate the financial impact of preventative maintenance costs on a year-to-year basis, but also the implications if building systems are not maintained properly and occupiers may have to re-invest in plant before its life cycle or be subject to substantial dilapidation costs at the end of their lease.
In addition to outsourcing and management of contracts, Knight Frank Management typically provides the following services as part of an FM contract
- Services contract specification in accordance with manufacturers recommendations
- Procurement and management of hard & soft facilities services
- Financial management (budgets and actual v budget analysis)
- Advise on Fire, Health & Safety requirements and provision of relevant documentation
- Preparation and maintenance of annual Risk Assessments
- Preparation and tracking of PPM programmes (planned, preventative maintenance)
- Flexible Help-Desk services and emergency response
