Knight Frank are delighted to introduce One Pembroke a new landmark headquarters office building coming soon to the Ballsbridge office market. The new building will replace the 1960’s block Carrisbrook House.  Designed by RKD Architects One Pembroke will provide 10 floors of best-in-class office space with floors ranging in size from 5,700 to 11,600 sq. ft. The Ground floor provides for a double height main reception and a café area.  The design of the building includes green accessible terraces with native and adaptive plant species offering tenants outdoor space and spectacular views on the upper levels. Basement provides for 12 EV charging car parking spaces and 169 bike spaces with electric charging facilities. Tenant amenities include 14 showers, lockers as well as changing and drying rooms.

Demolition is currently underway, and the new building is due for completion in Q3 2026.  The building will target the highest sustainability credentials including NET ZERO CARBON 2030 (Operational compliant), LEED Platinum, BER A2, WELL Gold, Smart and Wiredscore Platinum with premium club standard end of trip facilities for staff and clients.

One Pembroke is being developed by Orion Capital Managers with an established track record of developing the highest quality office buildings in Europe. The development mangers are Gresham House who has been involved is some of the capital’s finest office developments.

Location

One Pembroke is located close to the central core of Dublin City and is well served by public and private transport. The DART line is particularly close, within 500m walk, connecting occupants to the coastal rail route and wider intercity network. There are a number of primary bus routes passing along Northumberland Road and Pembroke Road, including route no.’s 4,7, 18, 27, 120, and a number of bus stops along Wilton Terrace and Lower Baggot Street, served by both public and private commuter services. It is anticipated that Bus Connects Corridor Route 14 will pass along Pembroke Road to the west of the site, connecting the city centre to UCD and Bray. Green Luas Line (which may be replaced by future MetroLink) is 1.8km walk from site at the Charlemont stop, which connects the site to both Northern and Southern suburbs. Active travel will be encouraged through an abundant provision of bicycle parking, with a dedicated cycle lane passing along Northumberland Road.
