Historic Harcourt Street office building sells for €3.7m

Clonmell House, a landmark Georgian office building at 17 Harcourt Street, Dublin 2, has been sold for €3.7 million.

The building was brought to the market last year by agents Knight Frank on behalf of the largest professional body on the island, Chartered Accountants Ireland following its amalgamation with CPA Ireland, who occupied it for 15 years. The property has been acquired by a private investor following a competitive sales campaign targeting both investors and owner-occupiers.

The four-storey over-basement Georgian building extends to approximately 818.6sq m (8,811sq ft) and includes a two-storey mews building together with 10 secure car-parking spaces accessed via Montague Lane. The basement of the main building is let, while the remainder of the accommodation is in office use.

One of the oldest and most distinguished properties on Harcourt Street, Clonmell House dates from the 1770s and was originally built for John Scott, later the Earl of Clonmell. The property also served as the temporary home of the Municipal Gallery of Modern Art between 1908 and 1932, housing part of Sir Hugh Lane’s renowned collection of Impressionist paintings.

Today, the building retains an exceptional range of original Georgian features, including ornate decorative plasterwork, period chimney pieces, generous floor-to-ceiling heights and an elegant Adamesque entrance.
